What is the difference between pre-approval and pre-qualification?
Pre-qualification is a quick conversation about your finances that results in a letter. Pre-approval includes all the steps of a full approval except the appraisal and title search, which puts you in a stronger position when you make an offer.
When does it make sense to refinance?
Most people refinance to lower their rate or shorten their term, switch from an adjustable to a fixed rate, or consolidate debt. Divide the total cost of the refinance by your monthly savings to find your break-even time. If you will own the home longer than that, refinancing saves money.
What is a rate lock?
A rate lock is an agreement between lender and buyer. It fixes four things: the loan program, the interest rate, the points and the length of the lock.
What is the difference between a mortgage broker and a lender?
A broker counsels you on loans from different wholesalers, takes your application and puts together your file. The lender then underwrites the loan and decides whether to approve it.
